The roof inspection is free. We look at the roof, document what we find, and explain whether anything needs attention. There is no obligation to authorize work.
Will you tell me if my roof does not need work?
Yes. If the roof is doing its job and a repair can wait, we will say so. The inspection is meant to help you decide, not to create a reason to sell.
How much does a roof repair cost in Essex County, NJ?
Roof repairs start at $475. The actual scope depends on the leak source, access, materials, and what we find on the roof. We explain the work and price before anything begins.
How much does a roof replacement cost?

What is included in the free inspection?
We assess visible roofing conditions and likely sources of concern, then explain our findings. When appropriate, we share photos so you can understand what we saw. An inspection is not a guarantee that concealed conditions are absent.
Do I need to be home during the inspection?
Often the roof can be inspected from outside, but access needs vary. We will coordinate any access or questions with you when arranging the appointment.
How soon can someone come for an active leak?
Call us at (973) 878-0568. We try to respond the same day when possible, but same-day service and appointment availability are not guaranteed.
What should I do if water is coming in right now?
Move belongings, place a bucket under the leak, and keep clear of sagging or bulging ceiling material. If a ceiling is bulging, a small hole at its lowest point can let trapped water drain and reduce the risk of a larger collapse. Do not climb onto a wet or storm-damaged roof.
Can you repair a roof instead of replacing it?
Sometimes. If a targeted repair is a sound option, we will explain that. If the roof's broader condition makes a repair short-lived, we will describe why and show replacement options without presenting repair as a lasting fix.
How do I know whether to repair or replace my roof?
The answer depends on the roof's overall condition, the location and recurrence of leaks, the number of existing shingle layers, and repair history. Our article on repair versus replacement walks through the signs; an inspection can put them in context.
What does a roofing square mean?
A roofing square is 100 square feet of roof surface, not necessarily 100 square feet of home footprint. For example, a home with an approximate 2,000 square-foot footprint beneath the roof—not combined interior floors—may measure roughly 22–26 squares once slope and overhangs are counted.
Do your replacement prices include tear-off?
The published replacement tiers include full tear-off. The exact written scope will identify the work for your home, including how existing layers and any discovered decking issues are handled.
Are all new flashings included in the Certainty tier?
The Certainty tier includes all-new flashing, with nothing reused. Each proposal should state the selected tier and scope; compare that written detail before approving work.
What workmanship warranty is offered?
The published replacement tiers include written workmanship warranties: 10-year for Essential, 25-year for Certainty, Lifetime for Certainty Plus. The written proposal and warranty control the specific project terms.
Do you clean gutters?
Yes. Gutter cleaning starts at $185. We also offer gutter repair and seamless gutter replacement starting at $14 per linear foot. Final scope depends on the property.
