Large revival roofs need detail-by-detail pricing

Where the house has steep gables, dormers and substantial chimneys, ask how each valley and flashing connection will be handled. A low base rate per square does not describe the entire job. Access, tear-off, material suitability and any specialty restoration should be separated in the written scope so you can compare quotes fairly.

An altered smaller home can be just as tricky

A smaller Claremont-area home may have a porch or addition whose roof meets an older wall. If that is where the leak occurs, the connection deserves its own investigation. Check gutters for overflow and look for water traveling behind trim; replacing the main field of shingles without addressing the junction can leave the original problem unresolved.

The 2017 survey recommends an Afterglow district; that historical recommendation alone does not establish current legal status. Ask Verona about your property and the proposed work. We do not treat a survey recommendation as either an approval requirement or an exemption.
Why does a steep Afterglow roof need a measured quote?
Pitch and intersecting planes increase roof surface beyond the footprint and can change access and flashing work. The county estimator cannot see those details. A written quote should use measured roof area and identify the valleys, penetrations and material requirements included.
Can a Claremont Avenue porch leak be handled separately?
It may be possible if the problem is confined to the porch covering, drainage or roof-to-wall connection and surrounding material is sound. We inspect those elements first. The home’s age or neighborhood is not a reason on its own to recommend complete replacement.
